Consent data in this case consists of repeatable plans. So it is understandable if the costs for a one-off design are considerably higher than the average. The average consented home is also only 140 square metres, while custom homes tend to be larger.

Why a Custom Build Costs More Than a Standard Home
Custom homes in New Zealand cost more than standard ones because they're genuinely not replicable. A group builder prices a plan built dozens of times, with known quantities and lead times. A custom home is priced once based on drawings that are uniquely designed. Every exceptional feature may also carry additional cost.
The cost base is the same for everyone. The Cordell Construction Cost Index is roughly 50% materials, 40% wages, and 10% other charges. What varies is how much of each is required for your build. For example, bespoke joinery takes longer to time to create. Complex rooflines require more labour and flashing detail. Structural glazing needs additional steps to undertake that are not usually included in a standard plan.
Luxury custom home builders may well be considered at the top of this category in terms of budget. The finish level, instead of the floor area, is what drives the budget higher compared to others. Eventually, two luxury homes of identical size can differ by hundreds of thousands.

Sloped sections are the biggest single factor here, especially in Dunedin where much of it sits on hill suburbs.
